The Pearl, developed by Safwa Urban Development (SUD), occupies a prime 60-acre waterfront site in the third phase of New Mansoura City, Dakahlia. It overlooks the Mediterranean Sea’s yacht marina and adjacent seashore walkway, offering direct water views. Positioned next to Al-Nahda University and bordered by major roads—including a 100 m wide main road and multiple 25 m side streets—it’s well-connected and ideally located in the heart of New Mansoura .
This mixed-use compound is designed across 60 acres, featuring residential apartments, studios, chalets, townhouses, and villas (ranging from ~115 m² up to 400 m²), alongside a luxury 5-star hotel (approx. 45,000 m²), clubhouse, commercial mall (~30,000 m²), and world-class sports and leisure facilities. The architecture embraces U-shaped layouts for optimal sea and green space views, with 77–85% of the land dedicated to landscaping, artificial lakes, and public parks. Delivery is scheduled for around 2026–2027, with semi-finished units and a flexible downpayment/financing plan
