Garnet Developments is a relatively new brand backed by Jadeer Group, which was founded in 2006 and started real estate development in 2010. The company collaborates with top consultants (e.g. Memar Group and Saheya Engineering) to ensure high standards. Its upcoming Flare Plaza commercial project is said to meet global quality standards, with contemporary design and smart-building technologies. While full proof of quality will come when these projects are completed, early signs (such as Cityscape exhibition feedback praising Garnet’s designs and finish options) are positive. No construction quality issues have been reported to date.
Garnet (Jadeer Group) operates legitimately in Egypt’s regulated real estate sector. The firm is registered and has obtained all necessary permits for its developments (e.g. New Cairo compound and Sheikh Zayed projects). Since Garnet’s first major residential project is still under construction, there is limited direct buyer feedback on delivered units. However, initial customer response has been very favorable: the Phase 1 units of Garnet Residence sold out within hours of launch in January 2024, reflecting strong buyer confidence in the product. Clients have been attracted by the project’s location, design, and payment plans (including 0% down offers). Jadeer’s past smaller projects were delivered to private clients without public controversy, suggesting acceptable customer satisfaction historically. No significant complaints have surfaced in forums or media about Garnet to date. The true test will be upon handover of units (expected 2025–2026), but current indications point to a developer that understands customer needs (flexible installment terms, finish choices) and is eager to please its clientele.
