The company reports completing some 130 projects (schools, hospitals, sports facilities, residences) through partnerships and government contracts. Key landmark projects under the Margins banner include the ZIA Business Complex (2021, New Administrative Capital), Oaks New Capital Hotel (2022, 3.5B EGP), and the Sheraton Residence (2024, 15B EGP). These flagship projects are all-in-progress or recently launched and reflect substantial scale. The Sheraton Residence, for example, spans 35 feddans with only 190 luxury units. Overall, Margins has a proven construction track record (schools, infrastructure, luxury homes) and is actively delivering signature branded projects.

These indicators (international design firms, WELL certification, branded luxury) imply very high construction and finishing quality. No reports suggest cut corners; on the contrary, Margins positions its developments as benchmark projects.
Margins has worked closely with government and international partners. It has built public schools, sports facilities and university buildings, implying regulatory clearance. A Jan 2025 report confirms that the ZIA project is “on track” and “adhering to scheduled timelines”, indicating no permit issues. Given its track record of on-time progress and marketed guarantees (e.g. delivery assurances on its website), there’s no sign of widespread customer dissatisfaction. In absence of contrary evidence, customer experience appears positive or at least unblemished in public sources.
In press and industry circles, Margins is described as a “progressive developer” focused on innovative branded projects. Its high-profile launches (Sheraton, Oaks) and frequent media coverage imply a strong reputation. It often highlights innovation and health-focused design. We found no negative commentary in trade media; instead, analysts note its growth and market impact (e.g. plan to invest EGP 2.5B further). Among peers, Margins is viewed as ambitious and well-backed.
